MCS Environmental’s Earth Science group performs
all
aspects of water-related projects for riparian/wetlands,
watersheds, and stream and fish habitat. MCS also performs
Phase I and II Environmental Site Assessments (ESAs)
in order to determine the environmental “health”
of property prior to transfer or refinance. MCS has
completed ESAs at commercial buildings, industrial facilities,
ranches, hospitals, churches, schools, hotels, malls,
and residential lands. Currently MCS is performing ESAs
using the draft guidelines for the upcoming US Environmental
Protection Agency’s All Appropriate
Inquiry rule. Under these extended guidelines,
MCS has performed ESAs for the Federal Aviation Administration
and US Army Corps of Engineers.
MCS has completed several environmental projects for
the hospital in Missoula, Montana. Projects included
an
asbestos inspection, abatement design, and air monitoring
for an implosion demolition of the old
building. MCS completed three Phase I ESAs
as
part of their expansion on surrounding properties. One
assessment identified two properties that operated gas
stations. Subsequent subsurface investigations identified
that petroleum release at each site had impacted the groundwater.
MCS currently monitors both sites and is developing
a groundwater remediation plan at one site.
We recently completed a site assessment for St. Pats
at a
former Montana Department of Transportation/Missoula
City Shop property as part of a proposed property transfer.
To fulfill services required by the project, MCS

advanced 16 borings and installed four groundwater monitoring wells in areas of recognized environmental risk; |

conducted random grid sampling on a portion of the property that housed a metal recycling facility/tannery; and |
● |
participated in property negotiations by identifying remedial costs for multiple future use scenarios. |
